Buying an apartment in Tbilisi or any other large city is one of the most important financial decisions for every family. Along with the price of a new apartment, buyers often do not take into account factors that directly affect their daily comfort in the future: infrastructure, greenery, transport, schools and security.
However, according to development companies, consumers in the Georgian market are gradually attaching more importance to the quality of the living environment and prefer a residential complex where everything is in one space.
How does infrastructure affect the choice of an apartment
Shota Gujabidze, founder of the company “AGS Group”, notes that the interests of buyers differ from each other, although they all seek comfort.
“For some, the main factor is beautiful views, for others, greenery in the yard or a parking space. Families with children focus on recreational areas in the yard, while for others it is important to have a school, kindergarten or shop nearby,” says Gujabidze.
According to him, greenery is still one of the most underrated components in Georgia, while this factor determines the ecological and psychological comfort of a living space.
“When buying an apartment, you will rarely meet someone who simultaneously demands ideal infrastructure, parking, beautiful views and greenery. The buyer always chooses what is more important to him,” he says.
Security and infrastructure are the standard of modern development
Gujabidze believes that a modern development company is obliged to consider security, greenery and comfortable parking from the very first stage of the project.
“We hope that in the coming years our construction sector will approach European standards, where infrastructure and the living environment are considered as a whole,” he adds.
Why Georgians Look at Price First, and Comfort Later
Zviad Darakhvelidze, head of the construction company Monolit Group, believes that the main priority of consumers in the Georgian apartment market is still the price of the apartment.
“They ask about the price first and then think about the rest. Unfortunately, attention is rarely focused on improving the infrastructure, while this is precisely what determines the quality of life,” says Darakhvelidze.
He says that when planning a project, a developer should take into account elements such as a kindergarten, school, parking, green space and other public facilities from the very beginning.
“One of the companies created a small microdistrict with a school, a kindergarten and a polyclinic. This is the right approach, although such a project requires a large investment and not every developer has the resources for this,” he notes.

Focusing solely on price when buying an apartment may later turn into unforeseen discomfort. The quality of the living environment, greenery, transport accessibility and safety are as important as the size or design of the apartment.
